Four grades
Identity & tax (in one line)
Identity and tax: MM2H gives long stay, not PR (Silver: US$150,000 deposit + property from RM600,000, property unsellable for 10 years; no asset purchase confers any status). Corporate tax 24%; ordinary dividends carry no withholding; REIT distributions are withheld at 30% for foreign individuals from 2026; foreign buyers pay a flat 8% stamp duty on residential transfers (from 2026). A DTA with Singapore is in force.

Key metrics
Why this country
Malaysia is this site's low-ticket real-economy yield sleeve: 34.4 million people, upper-middle income, GDP up 5.7% in the first half of 2026, and genuine industry — Penang electronics and semiconductors, Port Klang logistics (3.71M TEU in a single quarter). Tickets are a fraction of Singapore's: prime Klang Valley industrial land has just crossed RM180 psf and Shah Alam factories ask RM373–430 psf. Malaysia is not a growth purchase; it is cheap real-economy cash flow — provided the 2026 tax reset is priced in first.
Entry routes
Listed route first: Bursa-listed REIT units carry no foreign-buyer threshold, no state consent and no property minimum — see this site's Axis REIT (industrial) and retail-basket entries; entry and exit are ordinary brokerage mechanics.
Direct industrial property has real gates: every purchase needs State Authority consent (National Land Code s.433B, discretionary, typically 3–6 months), and states set foreign minimum prices (KL RM1.0m; Selangor zones 1–2 RM2.0m, strata only; Penang Island RM1.0m strata / RM3.0m landed). Malay Reserve land, Bumiputera-quota and low/medium-cost units are closed to foreigners at any price.
Residency is separate: MM2H is a long-stay pass, not an investment return (see the identity-and-tax line).
Risks
- The tax regime changed: the 10% REIT-distribution withholding concession expired at end-2025 unrenewed — foreign individuals pay 30% from 2026. Every pre-2026 marketing deck is stale on this point; recompute all net figures on the new basis.
- Ringgit exposure: all Malaysian cash flow is ringgit-denominated and treated as unhedged at portfolio level.
- RPGT never reaches zero for foreigners (30% in years 1–5, 10% thereafter) — exit cost is a structural line, not a negotiation.
