Netherlands
Four grades
Identity & tax (in one line)
Identity & tax: the Netherlands has no residence-by-property programme, and buying property or shares confers no residence right (residence runs through employment, study, family or genuine business routes only). Tax: dividend withholding of 15% is final (the Netherlands–Singapore treaty has no lower tier for portfolio individuals); since 1 Jan 2025 an FBI may no longer hold real estate directly, and the former FBIs' Dutch direct-property income sits inside ordinary corporate tax (19%/25.8%), making their earnings a post-tax basis; Box 3 wealth tax (a deemed return of 6.00% for investments in 2026, taxed at 36%) reaches residents and non-resident direct owners only, not a Singapore resident holding Euronext shares.

Key metrics
Why this country
The post-FBI honesty dividend: the four former-FBI landlords' earnings have been ordinary post-corporate-tax numbers since 2025 — the Netherlands is Europe's only market where 'REIT' earnings compare directly with ordinary companies, with the least comparison noise.
The housing shortage's two faces are pinned by law: a 4.8%-of-stock shortage is a tailwind for the free sector (187+ points) and confiscatory regulation for the mid-segment (144–186 points, formula-capped at EUR 1,228) — the Netherlands page teaches reading Dutch property by points tier, not as 'Dutch property'.
Dividend-tax finality: 15% is the end of it, the treaty goes no lower and there is no reclaim game — in this site's European map, the Dutch in-hand costing is the only one that needs no second column.
Entry routes
Listed route (the only main line): buy the four basket names (entry No. 100) through a broker with Euronext Amsterdam access; Vastned is also listed in Brussels and its tax identity is a Belgian SIR (see entry No. 100 and the Belgium page).
Residential route: no entry — after the Affordable Rent Act formula-priced the mid-segment, regulated stock is being net-sold by private landlords; the correct foreign-retail position in Dutch housing is zero, and this page keeps the mid-segment ceiling figure (m_nl_2) as the record.
Risks
- The political direction is a permanent tail risk: rent regulation's expansion (the mid-segment pulled in, in 2024) shows which way Dutch property politics moves; listed commercial names are not directly regulated, but sentiment and follow-on measures (Box 3 and the like) spill over for real.
- Retail concentration: three of the basket's four names are shops — occupancy is currently excellent (98–98.6%), but the sector concentration means one consumer downturn hits three of the four at once.
- NSI's deteriorating leg (see entry No. 100): office vacancy and guidance cuts are in progress — the Netherlands page's maintenance protocol is to check NSI's EPRA EPS and vacancy each period; they decide whether the basket's equal weight still holds.
