South Africa
Four grades
Identity & tax (in one line)
Identity & tax: buying property confers no residence. The money channel: the s.27(f) Financially Independent Permit — certified net worth of at least R12M plus a once-off R120,000 on approval, permanent residence directly, with no requirement to invest or even bring the money in (adjudication is slow, practitioner-reported at 1–3 years); the s.20 retired person's visa (temporary, up to 4 years, renewable) requires guaranteed income of at least R37,000/month; the 2026 immigration White Paper proposes replacing s.27(f) with an investment-linked visa — a proposal, not law. Tax: REIT distributions are not dividends (no 20% dividends tax) and are taxed as SA-source ordinary income; direct rents bear progressive 18–45%, CGT peaks at an effective 18% for individuals, and buyers withhold under s.35A on sales above R2M.

Key metrics
Why this country
The yields are filing-grade real: all three large REITs' DPS figures come from SENS disclosures (payout ratios of 82.5–87.5%) at NAV discounts of 9–25% — South Africa's property plumbing is developed-market standard (JSE reporting norms); the argument is about the currency, not the numbers.
The institutions show repair signals: exiting the FATF grey list in October 2025 is a genuine institutional positive, set against public debt of about 78% of GDP and two 2026 rate hikes — this page reads a race between repair and risk.
The status channel is fully decoupled from property, and one-step: the s.27(f) Financially Independent Permit is 'net worth qualifies, permanent residence directly, no investment required' — the only buy-track channel on this site that does not require deploying the money, worth remembering on its own.
Entry routes
Listed route (this site's main line): buy the REIT basket (entry No. 83) through an international broker with JSE access — non-residents buy freely and repatriate freely (exchange control binds residents, not non-resident portfolio investors).
Direct route (explainer grade): foreigners may freely buy and let residential property — but SARS registration and annual filing apply, and the cost stack plus 10.75% financing rates consume most of the gross yield first (entry No. 84).
Risks
- The negative FDI print must be read from both sides: 2025's −US$2.3B is mainly the accounting outflow of the Anglo/Valterra spin-off (the stock still rose to US$132.3B) — reading the headline alone misjudges South Africa's foreign-investment trend.
- The payout paradigm has changed: 82.5–87.5% is the new normal (retention funds maintenance capex) — anyone modelling the old 100% payouts will systematically overstate South African REIT distributions.
- The rand is the first risk: a bad year's depreciation can eat an 8% distribution and more — size South Africa as a currency position (the same discipline as Brazil).
