Germany's listed residential landlords (Vonovia + LEG): a 5.74–7.40% yield struck by a share-price collapse — the distributions are real, and so is the reason prices fell
Composite-board score: 6.7 · Where it is strong: Net cash flow, Evidence strength · methodology
The front door into German cash flow is not bricks; it is the listed landlords. The basket holds Germany's two largest residential landlords: Vonovia (adjusted EBITDA EUR 2,800.8M, +6.0%; organic rent growth 4.1%; occupancy 97.9%; collection rate 99.4%; in-place rent EUR 8.38/sqm/month) and LEG (AFFO EUR 220.5M, +10%; its dividend is a 100% AFFO payout). At the 6 Nov 2026 closes, gross yields are Vonovia EUR 1.25 / EUR 16.90 = 7.40% and LEG EUR 2.92 / EUR 50.90 = 5.74%, about 6.57% equal-weighted. Three readings print on the same page. First, the 7.40% is a collapse yield — Vonovia's share price is down about 31% this year at a 52-week low; the yield rose because the denominator fell, not because the dividend did. Second, Vonovia's FY2025 dividend is sourced from its s.27 KStG tax contribution account: no withholding at payment, but legally a capital repayment that reduces your cost basis — tax-deferred, not exempt, and not to be assumed for future years. Third, a Singapore reader's in-hand figure depends on the treaty tier: both companies are ordinary listed corporations (not REIT-Act companies), so the SG–Germany portfolio ceiling is 10% — about 5.9% in hand with both at the ordinary 10%, about 6.3% if Vonovia's deferred sourcing recurs, and only about 4.8% if 26.375% is withheld with no reclaim. Verdict: do, on conditions — price it on the 5.9% base case, read the 7.40% as a price signal only, and track the political pricing (dividends are publicly criticised against a housing shortage; rent-cap rhetoric continues). The underlying rents grow 4.1% organically at 97.9% occupancy: the asset is not broken — the price and the politics are, and that is exactly what the conditions are about.
In short: four lines first
Listed shares, from any amount (Xetra access)
5.74–7.4%(German listed residential landlords basket gross dividend yield (6 Nov 2026 closes, company disclosures))
Very hands-off (listed route)
Political pricing: amid the housing shortage, large landlords' dividends are a public issue and ministerial rent-cap statements continue — if rent regulation tightens materially (beyond the rent brake already extended to 2029), the 4.1% organic rent-growth assumption is revised down wholesale.
The numbers that matter
Why we think it makes money
The cash flow's evidence grade is annual-report level: rent growth, occupancy, collection rate and EBITDA all come from company reports, and the payout policies (Vonovia: 50–60% of adjusted EBT) are on paper — every block of this German channel is checkable.
It teaches the correct reading of a collapse yield: yield equals distribution divided by price, and when price falls 30% on rates and politics, the yield 'improves' passively. This site prints −31% and 7.40% on the same line so no reader mistakes bad news for a bargain.
The treaty tiers' practical value: the 15% REIT-Act tier applies only to Hamborner-class companies (entry No. 73); ordinary landlords sit in the 10% tier — sort the tier and the in-hand figure stops being a guess and becomes arithmetic.
How to actually get in
- Listed route: buy Vonovia and LEG through a broker with Xetra access (equal weight is this site's presentation basis, not advice) — any amount, no foreign restriction, no German property-law exposure. Withholding handling: 26.375% is withheld at payment; the excess over the 10% treaty ceiling is recovered via a BZSt refund or a prior exemption certificate — confirm your broker's withholding and reclaim support before ordering.
What it costs, what it earns

How much work for you: Very hands-off (listed route)
- Reclaim friction: the 10% ceiling does not arrive automatically — the time and paperwork of the refund process is this channel's fixed leak (it is the difference between the first and second in-hand tiers).
- Euro exposure and share-price volatility: stable distributions are not stable total returns — buying near a 52-week low means buying a political-plus-rate double discount, and the volatility must be budgeted as for a distressed asset.
Basis: this site uses full-cost net returns only — income minus vacancy, management, maintenance, taxes and insurance, then financing interest, with entry costs in the denominator. See the methodology。

Risks: what could go wrong
What we have not verified yet
The following key figures have not yet been verified; the reason is noted for each item.
- All three in-hand tiers are this site's derivations from treaty and statutory rates: actual withholding depends on broker mechanics and reclaim outcomes, case by case.
- LEG's 2026 AFFO guidance (EUR 220–240M) is the company's own basis; whether the dividend is maintained follows the FY2026 report and AGM resolution.
FAQ
- A 7.4% yield — why only "conditional"?
- Because that 7.4% is composed of 'the dividend barely grew while the price fell 30%' — the market is pricing political tightening and rates. The condition does not doubt the dividend's reality (it is in the annual report); it requires readers to price on the 5.9% base-case in-hand figure, treat the excess as risk compensation, and track the political legislation that is the real variable.
- Is the tax-contribution-account dividend a tax-free gift?
- It is deferral, not exemption: the payment escapes withholding, but it is legally a capital repayment that reduces your cost basis euro-for-euro — when you sell, the capital gain is correspondingly larger and the tax arrives then. For a long-term income holder it improves cash-flow timing; reading it as 'German dividends are tax-free' is wrong, and whether it recurs depends on each year's source disclosure.
- Vonovia or LEG — which one?
- Same species, different shape: Vonovia is the scale-and-liquidity king, with the deferred-sourcing variable in its dividend and the deeper price discount; LEG pays out 100% of AFFO — clean and direct — but its leverage (46.8% LTV) makes the full payout more rate-sensitive. This site presents an equal-weight basket precisely to avoid choosing between discount depth and payout purity for the reader; both names' in-hand base cases sit near the 10% treaty tier.
