Champion REIT (2778.HK) holds Hong Kong's most prime addresses: Three Garden Road, Langham Place (office plus mall) and Gateway Harbour City interests. Its yield of 5.2–5.5% (FY2025 DPU of HK$0.1263 / the HK$2.28 price, zero withholding) must be read with its trend: FY2024's DPU already fell 15.5% (to HK$0.1422) and FY2025 fell a further ~11% — two consecutive years of double-digit decline, a numerator in continuous shrinkage. This yield 'fell out of' decline; it is not the same state as Link's first year of downturn. The asset split is in the disclosures too: Langham Place Mall is about 99% occupied while its office tower is only about 87% — Grade-A office reversions are the drag; the retail side is healthy. Portfolio value is HK$58.1B. Liquidity is a further fact: average daily traded value of only about HK$5.26M, so entries and exits require patience. Verdict: do, on conditions, positioned as the explainer-grade member for 'yield from decline' — the '8%+' in old marketing was the double product of a trough price and a since-fallen DPU, and this site does not print it; it prints prime addresses plus a falling distribution plus thin liquidity, together, as Champion's complete price. The single verification point: when the DPU stops falling.

The biggest catch

The DPU has fallen two straight years without stopping: Grade-A office reversions remain negative and office occupancy is about 87% — a further double-digit FY2026 fall demotes this entry to explainer.

Why we think it makes money

It teaches yield-trend reading: the same 5%+ means a cyclical first-year dip under a 100% payout policy at Link and a two-year structural slide here — this site places the pair on one Hong Kong page so readers practise reading the DPU series before the yield.

The asset split has teaching value: 99% mall occupancy against 87% offices inside one trust shows that "Hong Kong commercial property" is not one market — Grade-A office reversion cycles and neighbourhood/core retail cycles do not synchronise.

Zero withholding and prime addresses are its floor: however far the distribution falls, the tax shape and asset locations do not change — which is what keeps it at "conditional" rather than below bar.

How to actually get in

  1. Listed route: buy Champion REIT units through an HKEX broker (small amounts suffice), with no foreign restriction and zero withholding on distributions; at about HK$5.26M of daily traded value, stage entries and exits under thin-book discipline.

Risks: what could go wrong

The DPU has fallen two straight years without stopping: Grade-A office reversions remain negative and office occupancy is about 87% — a further double-digit FY2026 fall demotes this entry to explainer. If these happen, our take changes: If a half-year DPU stabilises or recovers (company disclosure basis), the trend judgment is upgraded.
The office exposure's structural question: Hong Kong Grade-A office supply/demand (new completions plus corporate footprint cuts) is a multi-year variable, not a two-quarter reversion issue — Champion's exposure to it is set by portfolio composition. If these happen, our take changes: Checked each period against occupancy and reversion rents at Three Garden Road and the Langham Place office tower.
Thin liquidity: about HK$5.26M of daily turnover means weak price discovery and high impact costs — part of the yield is liquidity compensation, and holders should know that is what they are being paid. If these happen, our take changes: None (market property).

FAQ

Addresses this prime — why is the DPU still falling?
Location decides an asset's long-run position, not the current rent's reversion direction: Champion's drag is Grade-A offices — leases expiring re-sign below their old rents (negative reversion) at only about 87% occupancy. The mall side (Langham Place, about 99%) is healthy. Prime addresses fall less in a down cycle; they do not not-fall. Two years of DPU decline describes the cycle, not a falsified location.
Link or Champion, if only one?
Choose on trend and composition: Link is neighbourhood retail plus low leverage plus a first-year dip plus deep liquidity; Champion is prime Grade-A office/mall plus two years of decline plus a thin book. Same jurisdiction, same zero withholding — the difference is the asset cycle and the distribution's direction. This site's presentation order (Link as anchor, Champion as the heavier-conditioned member) is its answer, but position sizing belongs to the reader's view of the office cycle.
Was the old advertising's 8% fake?
Not fabricated — expired. That figure was born when the price was lower and the DPU quoted was from a higher period: numerator and denominator both came from real data, just neither from today. This site's rule for such figures is uniform: a yield must carry its DPU period and its price date, and a yield whose two dates do not align does not print. That is also why every entry on this site carries an 'as of' date.
