The positive entry on this site's Japan page, and among the highest evidence grades anywhere on the board: 58 listed J-REITs with a ¥16.1tn market capitalisation (TSE, March 2026), distribution yields steady in a 3–5% band since 2013 and averaging about 4.5–4.8% in spring 2026; trusts must distribute over 90% of income, so entity-level tax is near nil. Foreign entry has zero friction: non-residents buy and sell freely with no Japanese account or status required; non-resident individuals are withheld 20.42% on distributions, leaving about 3.6–3.8% cash in hand (before home-country tax and FX). Hotel- and retail-heavy trusts currently show trailing yields around 5.2–5.5% — the income is market-wide, not one sector's artefact. This site prints one warning on the same screen: in the BOJ's normalisation (policy rate 0.75%, 10-year JGBs around 2.4%), the J-REIT spread over government bonds has compressed to roughly 200–250bp, below the 250–300bp historical norm — the income's dependability is not in question, but the entry price is not cheap, and if rate expectations rise further, NAV discounts are hurt before distributions are. Verdict: do — buy it for its role as Asia's income ballast, and treat the spread itself as part of the entry discipline (add when the spread normalises, buy slowly while it is compressed).

The biggest catch

Interest rates are the whole story: J-REIT total returns are highly sensitive to rate expectations (about −2.4% in H1 2024 as hikes were priced), and a spread already below its historical norm leaves little buffer for bad news — prices move before distributions do.

Why we think it makes money

Depth and liquidity are unmatched in Asia: 58 trusts and ¥16.1tn across office, logistics, residential, retail and hotel specialists, enterable and exitable without negotiating with any intermediary — the closest thing to a bond experience that property income offers in Asia.

The distribution's institutional base is hard: a >90% mandatory payout with conduit tax treatment means income originates in portfolio rents, not sponsor discretion; a 3–5% yield band held across more than a decade of cycles is a record, not a one-year snapshot.

The yen currently pays an entry discount: at ¥160+, hard-currency buyers acquire more units per dollar than in 2021 for the same yen distribution. The other side of that FX sits in the risks.

How to actually get in

  1. Listed route: buy individual J-REIT units (from tens of thousands of yen per lot) or TSE REIT index products for diversification, through any broker with Japan access; non-residents need no local Japanese account.

Risks: what could go wrong

Interest rates are the whole story: J-REIT total returns are highly sensitive to rate expectations (about −2.4% in H1 2024 as hikes were priced), and a spread already below its historical norm leaves little buffer for bad news — prices move before distributions do. If these happen, our take changes: If the spread returns to the 250–300bp norm (yields up or JGB yields down), this valuation warning lifts.
Sector divergence: hotel and retail trusts yield more (about 5.2–5.5%) but their income moves with visitor arrivals (2025 set a record at 42.7M — and after a record comes the mean-reversion question); office trusts face Tokyo's new supply and hybrid-work's long variables. Size by sector, not by the market average alone. If these happen, our take changes: None (allocation discipline).
The yen's long-run direction is a two-way risk: the weak yen paid an entry discount, but over a ten-year hold the hard-currency value of the cash flow depends on the yen path — readers with yen liabilities or yen spending and readers with a pure USD/SGD lens can rationally reach opposite conclusions. If these happen, our take changes: None (exposure feature).

FAQ

Against Singapore S-REITs at 5.5–6.4%, why buy J-REITs at 4.5–4.8%?
Compare on the same basis: the S-REIT figures are also distribution yields, and in SGD with no withholding they pay more in hand — on yield alone, S-REITs win. The J-REIT position is diversification: a different currency (yen), a different rate cycle (Japan is hiking while Singapore follows the dollar), and a different asset cycle. Ballast earns its place at portfolio level, not line by line.
What does a 200–250bp spread mean, and how do I use it?
It is the J-REIT distribution yield minus the 10-year JGB yield — the premium the market pays you for property risk. The historical norm is 250–300bp; today it is 200–250, i.e. the same income costs more. Use it as a speedometer for buying: slow down and stage purchases while the spread is narrow, buy normally when it is wide — not as an all-in/all-out timing signal.
Index products or individual trusts?
This page names no individual trust. It gives the basis: index products buy the market average (about 4.5–4.8%) with full diversification; individual trusts require reading the sector (hotel, office and logistics cycles differ completely) and the NAV premium or discount yourself. Either is better than acting on a tipped name.
