Taiwan's listed REIT market is honestly small: once eight or more listings, now six remain (Fubon No.1/No.2, Cathay No.1/No.2, Yuanman No.1, Lefu No.1), totalling about NT$120bn. The figures are real: trailing twelve-month cash distributions of 3.54–4.90% of price (exchange data, compiled), underlying assets mostly Taipei offices and retail at 99–100% occupancy; foreign investors are withheld 21% on distributions, leaving about 2.8–3.9% in hand. Why the market shrinks: trust-structured REITs cannot actively develop or recycle assets the way J-REITs do, distribution growth is capped by Taiwan's own thin commercial rents (see entry No. 39), and beneficiary meetings have been liquidating them one by one — the shrinkage is the market's verdict on the structure. The reform catalyst has hung for eight years: the FSC's fund-structured REIT amendment has been its priority bill since 2018, passed committee first reading in May 2024, and is still not law. Verdict: do, on conditions — the conditions being acceptance of three facts: thin liquidity (small free floats, quiet trading), capped growth, and an unenacted reform. It is the hardest-evidence rung on Taiwan's cash-flow ladder; buy it as an approximately 3–4% in-hand stabiliser, not as a "reform re-rating" story.

In short: four lines first

What it costs to get in

Listed units from a few thousand NT$ (units around NT$5–12)

Roughly what it earns

3.54–4.9%(Taiwan listed REIT distribution yields (all six, trailing 12M))

How much work for you

Very hands-off (listed route; thin liquidity)

The biggest catch

The market is shrinking, not growing: the liquidation path from eight listings to six means "the next liquidation" is a normal event class here — liquidation at NAV is not necessarily a bad outcome, but it proves the structure has no endogenous growth engine.

The numbers that matter

3.54–4.9%

Why we think it makes money

Distributions are exchange data: per-fund distribution records and prices are checkable, putting its evidence grade on the J-REIT level within Taiwan's cash-flow routes — small, but unambiguous.

It wraps Taiwan's real commercial rents into purchasable units: Taipei offices and retail at 99–100% occupancy show the asset side is not the problem — residential-style pricing is; at REIT unit prices, yields return to a discussable 3.5–4.9% band.

The shrinkage is a structural lesson: why trust-structured REITs could not grow in Taiwan (no development, no recycling, thin rents) against J-REITs growing into a ¥16.1tn market in Japan is a key to the geography of Asian REITs.

How to actually get in

  1. Listed route: buy any of the six through a Taiwan securities account (units around NT$5–12; a few thousand NT$ suffices). Foreign-investor account opening follows broker and depository requirements. Liquidity is thin — stage larger entries and exits.

Risks: what could go wrong

The market is shrinking, not growing: the liquidation path from eight listings to six means "the next liquidation" is a normal event class here — liquidation at NAV is not necessarily a bad outcome, but it proves the structure has no endogenous growth engine. If these happen, our take changes: If the fund-structured REIT amendment is formally enacted, this entry's structural judgment is revisited.
Thin liquidity: small free floats and quiet trading mean exit prices are set by marginal trades — size this as a holdable, small-lot instrument, not with J-REIT liquidity assumptions. If these happen, our take changes: None (market structure).
Distribution growth is capped by thin rents: the underlying commercial rents follow Taiwan's commercial property (the denominator of entry No. 39), so expected distribution growth should be underwritten at low single digits or zero. If these happen, our take changes: None (market feature).

FAQ

Against J-REITs (entry No. 42), where do Taiwan's REITs fall short?
On three things: scale (about NT$120bn against ¥16.1tn), structure (trust-type vehicles cannot actively manage; corporate-type J-REITs roll their portfolios), and liquidity (quiet against deep). Distribution rates are actually close (3.5–4.9% against 4.5–4.8%) — which shows Taiwan REITs' problem was never how much they pay, but whether the market can grow.
Do the liquidations mean these are bad assets?
No: liquidations mostly pay out at asset value, and the fact that beneficiaries vote to liquidate shows the underlying assets are wanted — merely not worth holding inside this trust structure. The correct question for this market is structural, not asset-level.
If the fund-structured reform passes, do the six re-rate?
Possibly (structural liberalisation favours new issuance and asset injection), but an eight-year-unenacted bill is not a buy reason — under this site's discipline, catalysts enter pricing only when they become law. Until then, their value is the 3.5–4.9% distribution itself.
