Thai industrial REITs (FTREIT / WHAIR): about 6% distributions, 90%+ occupancy, one-click foreign entry
Composite-board score: 6.5 · Where it is strong: Net cash flow, Hands-off degree · methodology
The hardest-evidence entry on this site's Thailand page: FTREIT's FY2025 distribution was THB 0.7620 per unit with record portfolio occupancy of 90.6% and an 86% renewal rate; WHAIR in the same sector runs 94.5% occupancy. At November 2026 prices FTREIT yields about 5.9–6.0% — the unit price rose about 22% in a year, so the same distribution was 6.5–7% at earlier prices (a distribution yield is always a function of price; this site repeats that on every REIT entry). The underlying market is third-party corroborated: Cushman puts ready-built factories at 89.6% occupancy and THB 196/sqm/month, warehouses at 85.3% and THB 160. This site also ran the direct comparison: buying and letting at the sponsor-acquisition benchmark (about THB 24,500/sqm all-in) models to roughly 5.5–6.0% pre-tax net (factories about 6.5–7%), and about 4.5–5.5% after tax — direct ownership does not clearly beat the REIT; it buys control and BOI incentives, not extra yield. And direct ownership faces the land prohibition for foreign individuals (BOI/IEAT permission or a company structure), while REIT units carry no quota and no land issue. Verdict: do (listed route); the direct route is listed as advanced, assessed separately under the BOI landing page's rules.
In short: four lines first
Listed units from THB 10,000; direct advanced route about THB 25–75M (ready-built factories, model basis)
5.9–6%(FTREIT distribution yield (FY2025 DPU / 6 Nov 2026 price))
Very hands-off (listed route); high burden direct
Chinese-tenant concentration: incremental demand in the EEC and Greater Bangkok industrial belts comes mainly from Chinese manufacturing migration (electronics, EV supply chains), and single-source demand swings fastest when trade policy moves.
The numbers that matter
Why we think it makes money
Demand is manufacturing migration in hard numbers: record BOI applications, EEC land up 20–30% in two years, and the two leading industrial REITs' occupancy corroborating third-party market data — one of the few Thai sectors where supply, demand and rent are all public.
The distribution composition is clean: freehold-weighted industrial REITs pay distributions essentially out of rent, unlike leasehold retail REITs whose payouts mix in returned capital (contrast entry No. 32, CPNREIT).
The lowest foreign friction in Thailand: SET units have no foreign quota, against every physical route (land prohibition, the 49% condo quota, the FBA) the listed route is the only one-click entry.
How to actually get in
- Listed route: buy FTREIT/WHAIR units through a Thai or international broker; THB 10,000 up is effective. Distribution withholding depends on holder type and treaty (10% is the starting point) — verify.
- Direct route (advanced): via a BOI-promoted company (which may receive land-ownership permission) or an IEAT estate purchase — rules and risks on this site's Thailand BOI landing page. Passive land holding is not a legal product for foreigners.
What it costs, what it earns
Entry amount: Listed units from THB 10,000; direct advanced route about THB 25–75M (ready-built factories, model basis)
How much work for you: Very hands-off (listed route); high burden direct
- Distribution withholding (non-residents; actual tier set by treaty and holder type); brokerage and baht conversion.
- Unit-price movement: after a roughly 22% one-year rise, FTREIT's yield has compressed by about half a point — the entry point is the yield.
Basis: this site uses full-cost net returns only — income minus vacancy, management, maintenance, taxes and insurance, then financing interest, with entry costs in the denominator. See the methodology。

Risks: what could go wrong
What we have not verified yet
The following key figures have not yet been verified; the reason is noted for each item.
- The actual withholding tier applied to non-resident holders of FTREIT/WHAIR: custodian practice governs; this site gives no fixed figure.
- The direct model's after-tax range (4.5–5.5%) is this site's computation: depreciation shelters and BOI holidays vary so widely by case that no case-level promise is made.
FAQ
- FTREIT or WHAIR — which one?
- This page does not name a pick; it gives the comparison basis: FTREIT leads on scale and liquidity at 90.6% occupancy and an 86% renewal rate; WHAIR runs higher occupancy (94.5%) with assets weighted toward leasehold (average remaining term 52.8 years — note the tenure difference from FTREIT). Compare on three uniform measures: distribution rate at your price, occupancy trend, and tenure composition.
- Why not buy a factory directly and skip the trust's fees?
- This site ran it: after full costs, direct ownership models to about 5.5–7% pre-tax and 4.5–5.5% after tax — comparable to or below the REIT distribution rate, because the conditions institutions get at about THB 24,500/sqm with portfolio diversification cannot be replicated by a small buyer. The legitimate reasons for direct are control, BOI tax holidays and own use — not yield.
- With Thai GDP at only 2.4%, what grows the distribution?
- Rent adjustments at renewal and occupancy fill, not macro growth — which is exactly why this site classifies Thailand as a cash-flow market: distribution growth is limited and visible, and the purchase price should pay nothing for a "Thailand growth" story.
