Gulf Industrial / Logistics Warehouses (Tenanted)
Composite-board score: 7.6 · Where it is strong: Net cash flow, Tax friendliness · methodology
Overall rank #1. Buying already-tenanted Gulf industrial/logistics warehousing is the only option in this research round that meets all three tests at once: third-party institutional data behind it, a net return of about 7–8%, and rent income from the first day of ownership. The costs are equally plain: the ticket is institutional, and net yields are compressing down from 8.5–8.75% in 2024 to about 8% in 2025. The verified figures on this page are UAE-based; Saudi Arabia is the same logic extended (at a different evidence level — see the not-yet-verified list).
In short: four lines first
High (institutional; smaller capital goes via funds/REITs)
7–8%(Net return)
High (lease under management)
Net yields keep compressing: on Knight Frank's basis they have fallen from 8.5–8.75% in 2024 to about 8% in 2025; continuing new Grade A supply will pressure both prices and rents.
The numbers that matter
Why we think it makes money
The demand side has institutional data behind it. Knight Frank's Industrial & Logistics Market Review puts UAE industrial/logistics net yields at about 8% in 2025 (8.5–8.75% in 2024) — the only asset class in this round to touch the 8% line; the same institution's figures, as reported in media, also include Riyadh warehouse occupancy of 98% with rents up 16% year on year, and Dubai warehouse rents up another 12.4% in H1 2026. With occupancy near full and rents still rising, current rents are not being bought with price cuts.
What is being bought is existing cash flow, not development expectations. This opportunity is limited to "tenanted" assets: the lease is already running at signing and rent counts from closing, with no land acquisition, construction or lease-up ramp. This is also the fundamental evidence difference from Saudi logistics under the same Gulf logic — the Saudi side is mostly development and lease-up assets whose returns currently rest on broker claims.
The institutional side is relatively clean for foreign buyers. Most UAE mainland commercial and industrial activities allow 100% foreign ownership, and property in designated zones can be held 100% freehold by foreigners; demand in both Gulf states is pulled by state capital spending and non-oil expansion: Saudi FDI inflows reached SAR 119.2 billion in 2024 (+24.2%), about 90% of it non-oil. Tax details (0% personal income tax, the corporate-tax threshold) are set out in the Capital & return workings section, with their verification status marked.
How to actually get in
- Fix the channel: capital size decides the path. Institutional capital buys a single tenanted warehouse directly; smaller capital holds the same asset class indirectly via listed REITs or fund units. This site only states that the channels exist — it does not recommend or sell any specific product.
- Set up the holding vehicle: hold the asset through a UAE mainland or free-zone company. Most mainland commercial/industrial activities have allowed 100% foreign ownership since 2021, and the 40-plus free zones have long allowed it.
- Select the asset: only tenanted industrial/logistics assets inside designated freehold zones. Before closing, verify deal by deal the remaining lease term, rent-escalation terms and tenant quality — "tenanted" is the premise on which this page's verdict stands; vacant or short-lease assets are outside it.
- Visa (optional): property investment of AED 2M or more can support a 10-year Golden Visa application (per person); from AED 750,000, a 2-year investor visa. A visa is not a precondition for buying — decide based on family arrangements.
- Hand over operations: after closing, give property management and lease enforcement to a local manager and collect rent under the lease; the owner keeps major decisions such as renewal and disposal. This site rates the hands-off degree of this opportunity as "high".
- Saudi extension (caution): the logic is the same, but the foreign-buyer property law only took effect on 22 Jan 2026, purchases are limited to REGA-designated zones, and foreign companies must first complete investment registration — untested in practice. This page's verdict is based on the UAE; the Saudi part becomes its own page once tested data exists.
What it costs, what it earns
Entry amount: High (institutional; smaller capital goes via funds/REITs)
How much work for you: High (lease under management)
- Capital threshold: institutional. A single warehouse trades as a whole building; this site has not verified a citable range of individual transaction prices, so no figure is listed. Thresholds for the REIT/fund channel for smaller capital vary by product — check fees and holdings product by product.
- Corporate tax: the UAE charges 9%, only on annual profits above AED 375,000; qualifying free-zone income can be taxed at 0%. The source for this basis is the JSB UAE business guide; this site has not yet compared it line by line with the Federal Tax Authority's original texts (see the not-yet-verified list).
- Personal level: 0% personal income tax, 0% personal capital gains (same source, same verification status).
- Small-business relief: businesses with revenue up to AED 3 million may apply for Small Business Relief, available until 31 Dec 2026; applicability must be confirmed case by case.
- Holding costs: property management and lease-administration fees are charged under the management contract. Industrial warehouses have no citable published standard rate, so this page lists no figure; the residential service-charge basis (AED 12–35/sq ft/year) does not apply to industrial warehouses and is not borrowed.
- Transaction stage: registration fees, brokerage commissions, legal and due-diligence costs arise deal by deal, at the official charges and contracts in force at closing (see the not-yet-verified list).
Basis: this site uses full-cost net returns only — income minus vacancy, management, maintenance, taxes and insurance, then financing interest, with entry costs in the denominator. See the methodology。

Risks: what could go wrong
What we have not verified yet
The following key figures have not yet been verified; the reason is noted for each item.
- This page's 7–8% is a market-level institutional range (Knight Frank), not the transacted return of any single asset; individual warehouse prices, lease terms (term, escalation, rent-free periods) and actual NOI have no public data source and must be verified deal by deal in a real transaction.
- Saudi industrial/logistics returns of 7–9% are broker claims, not verified against institutional data, and are not merged into this page's verified range.
- The tax items (0% personal income tax, the AED 375,000 corporate-tax threshold, Small Business Relief) come from the JSB UAE business guide and research summaries; this site has not yet compared them line by line with the UAE Federal Tax Authority's original texts — have a local tax adviser re-check before committing.
- Property management fees, lease-administration fees and transaction-stage charges (registration, commissions, legal) for industrial warehouses have no published standard basis: RERA/DLD published rules and multiple commission guides were checked — the UAE does not fix commission rates by law and no industrial/warehouse-specific management rate card has been published; the adjacent residential/general-commercial custom (management about 5–10% of annual rent, leasing commission about 5%) must not be passed off as an industrial basis, so this page lists no figure and works from the actual contract and official charges at closing.
- Dubai warehouse rent growth of +12.4% is H1 2026 data (Knight Frank); rent direction for H2 2026 and 2027 is unverified. The direction of yield compression has two years of data; its speed is unverified.
FAQ
- Can foreigners buy industrial/logistics warehouses in the UAE?
- Yes. Designated zones in Dubai, Abu Dhabi, Ras Al Khaimah and elsewhere allow foreigners to hold 100% freehold; on the holding-vehicle side, most mainland commercial and industrial activities have allowed 100% foreign ownership since 2021. Whether a specific asset sits inside a designated zone and whether its land use permits warehousing must be verified with a local lawyer and the registration authority before closing.
- Can smaller capital take part, or is it institutions only?
- A single warehouse trades as a whole building — an institutional ticket. The channel for smaller capital is listed REITs or fund units holding the same asset class indirectly, with thresholds varying by product. This site publishes information only and does not recommend or sell any specific product; check each product's fees, holdings and liquidity yourself.
- Can I buy remotely and have everything managed?
- During the holding period, yes: after buying a tenanted asset, property management and lease enforcement can be handed to a local manager and rent collected under the lease; this site rates the hands-off degree as "high". But asset selection, lease verification and registration involve local checks — before ordering remotely, a local lawyer or agent should complete due diligence; do not decide on online material alone.
- When I want to exit later, how do I sell?
- The usual exit for an industrial/logistics asset is a whole-building resale to another investor or institution; the REIT/fund channel exits by selling units on the secondary market. This site has not verified recent transaction activity or discount data for this asset class and makes no statement about exit speed or price. Liquidity is weaker than residential property and listed units — arrange funds for long-term holding.
- Does buying property get me a visa, and how is it taxed?
- Property investment of AED 2M or more (per person) can support a 10-year Golden Visa application; from AED 750,000, a 2-year investor visa. A visa and purchase eligibility are separate matters and are not tied to each other. On tax, personal income tax is 0%; held through a company that earns profits, corporate tax of 9% applies only to profits above AED 375,000. The sources and verification status of this tax basis are in this page's not-yet-verified list — have a local tax adviser re-check before committing.
