Farmland sounds like this site's steadiest story: land, food, an inflation hedge. But both listed farmland REITs' distribution coverage has broken down, and this entry is a teardown only. Gladstone Land's (LAND) headline yield of about 8% decomposes into three facts: a share price down about 25% in a year crushed the denominator; AFFO per share fell three straight years ($0.57 to $0.47 to $0.39) while declared distributions stayed pinned at $0.56, driving the common distribution to 97.4% of AFFO (2023), then 120.2% (2024), then 142.5% (2025) — with $24.0M of preferred dividends ranking ahead of the common, and Q2 2026 AFFO already negative. Farmland Partners (FPI) carries a regular yield of 4.09%; in February 2026 it raised the quarterly dividend 50% to an annualised $0.36 — against the company's own 2026 AFFO guidance of $0.31–0.35, a payout ratio of 103–116%; its special dividends come mainly from land sales (2024's specials totalled $1.39 per share against that year's AFFO of $0.29), making it an asset-recycling total-return story, with debt rising ($161.6M to $224.8M in six months). For Singapore readers, subtract the 30% withholding (no treaty) and FPI lands at about 2.9% in hand. Verdict: below-bar explainer — the portion of a distribution exceeding AFFO is, whatever the packaging, your principal (or borrowed money) coming back; farmland may be a fine asset, but these two distribution policies keep it off the cash-flow board.

In short: four lines first

What it costs to get in

Listed shares (access unobstructed); this site's conclusion is not to buy for cash flow

Roughly what it earns

4.09–8%(US farmland REIT headline yields and AFFO coverage (filing-compiled basis))

How much work for you

Very hands-off (listed route); conclusion is to stand aside

The biggest catch

This entry is itself the risk statement: distributions above AFFO can only be sustained by asset sales, issuance or borrowing, all of which erode per-share value — LAND's three-year AFFO decline and FPI's rising debt are present tense, not hypotheses.

Why we think it makes money

Coverage is the most honest yield filter: a single line — a 142.5% payout ratio — says more about a dividend's sustainability than any 'farmland hedges inflation' narrative. This entry teaches that lesson with two companies' three-year series.

'Yield manufactured by a falling price' is a recurring shape on this site (the Philippines' FILRT and DDMP are the same figure): yield equals distribution divided by price, and a collapsing price disguises bad news as a good yield. The farmland specimens are the newest and most complete.

Paired with data centers (entry No. 71), it clears the two species of fake US listed-property cash flow in one pass: coverage-broken high yield on one side, healthy coverage at barely 2% on the other.

How to actually get in

  1. This page offers no purchase route: both names are NASDAQ/NYSE listed with unobstructed access, but this site's conclusion is that distribution coverage does not support buying them for cash flow. Readers holding FPI on a total-return (land appreciation) logic should state plainly that it is a different species of judgment and not cite this page's yields.

Risks: what could go wrong

This entry is itself the risk statement: distributions above AFFO can only be sustained by asset sales, issuance or borrowing, all of which erode per-share value — LAND's three-year AFFO decline and FPI's rising debt are present tense, not hypotheses. If these happen, our take changes: If either name's regular distribution coverage returns below 90% of AFFO and holds for two quarters (filing basis), this site will reassess that name in a new entry.
Farmland valuation's double sensitivity: when rates (capitalisation) and crop prices (rent-paying capacity) turn hostile together, land values and rents are squeezed simultaneously — the 'real asset' preservation narrative arrives late in that combination. If these happen, our take changes: None (asset property).
The preferred layer (LAND): $24.0M a year of preferred dividends ranks ahead of the common — true common coverage is a layer worse than 142.5%; coverage must always be computed after the preferreds. If these happen, our take changes: None (reading discipline).

FAQ

How long can a payout ratio above 100% last?
On a three-part kit: selling assets, issuing shares, borrowing. LAND has run it for three years (97% to 142%) at the cost of AFFO per share falling by a third. Mathematically it is not a perpetual-motion machine: the speed at which per-share cash flow is diluted is the game's countdown.
Farmland hedges inflation — so why is AFFO falling?
The inflation hedge describes land's long-run nominal price; AFFO measures this period's rental cash flow after interest and costs — in a rising-rate phase, interest rises first and rents later (leases re-sign with a lag), and the scissors cut AFFO directly. Long-run narratives and current coverage run on different clocks, and the cash-flow board reads only the current one.
FPI's special dividends — isn't that free money?
Special dividends here come from selling land: the company converts assets into cash and hands it to you, and your per-share asset base shrinks accordingly. It is a change of asset form, not income (land becomes cash, minus tax and friction on the way). Counting it in a 'yield' is counting house-sale proceeds as rent — this site never mixes total return and cash flow in one account.
