Philippine listed REITs: the region's highest gross dividends (6.7–8.5%) — ask where the growth comes from first
Composite-board score: 6.0 · Where it is strong: Net cash flow, Hands-off degree · methodology
Philippine REITs are this region's ceiling for filing-grade yields: the law compels distribution of at least 90% of distributable income, paid quarterly. The core name is AREIT (Ayala Land's vehicle): FY2025 net income of P9.4bn (+28%), total 2025 declared dividends of P2.41 per share making about 6.7–7.0% at P36.00 (6 Nov 2026), and net gearing of almost zero. The satellites run higher: RCR trails at about 7.16%, and FILRT's 2026 declarations annualise to about 8.5%. This site plants three flags on the same screen. First, the growth's source: AREIT's DPS growth comes mainly from sponsor asset infusions in property-for-share swaps (the latest a P19.476bn deal priced at appraised values), not organic rent growth — while infusions flow, DPS grows; if they stop, the story stops. Second, yield quality: half of FILRT's 8.5% is a depressed share price and half the annualising of the Festival Mall infusion, on a core Alabang office portfolio in one of the metro's weakest segments; the cautionary peer DDMP (a trailing 6.97%) paid only three times in twelve months on Bay Area assets — that yield is a collapsed price talking. Third, the non-resident's in-hand: statutory withholding of 25% with treaty relief case by case gives an indicative 5.0–6.4% in hand (this site's derivation, not a fixed figure). Verdict: do, on conditions (AREIT as the core) — the Philippines is the portfolio's frontier seat: small sizing and high cash flow, provided the peso is carried as a cost and infusions are tracked as credit.
In short: four lines first
Listed units, any amount (PSE access)
6.7–8.5%(Philippine listed REIT basket gross dividend yield (exchange/filing basis))
Very hands-off (listed route)
Infusion dependence: the DPS growth curve hangs on the sponsor's asset pipeline and infusion pricing (at appraised values) — if infusions slow or price richly, distribution growth changes its basis immediately. Tracking every infusion announcement is tracking this sector's credit.
The numbers that matter
Why we think it makes money
The yields' evidence grade is real: exchange dividend records and company disclosures stand behind them, and the statutory 90% distribution rule makes dividends a legal obligation rather than management's gift — among Southeast Asia's high-yield markets, the Philippines' 'high' is the most checkable kind.
The land ban fails to reach this layer: a REIT is a Philippine corporation (itself observing nationality rules) and its units are listed securities — foreigners buy units, not land title. This is the Philippines' only structurally clean property exposure, and this entry exists to mark that door.
The infusion mechanism is this site's sample for 'growth-source studies': against US net lease's organic renewal recapture (104.9%), Philippine growth is fed from the sponsor's balance sheet — the two kinds of growth carry entirely different credit, and must be read entirely differently.
How to actually get in
- Listed route: buy AREIT (core) and RCR/FILRT (satellites, sized by your own risk call) through a broker with PSE access, at any amount. Foreign holding of listed REIT units is routine practice (nationality compliance is maintained at issuer level).
What it costs, what it earns
Entry amount: Listed units, any amount (PSE access)
How much work for you: Very hands-off (listed route)
- The peso: SGD-based returns must first survive currency movement — a year of dividends can be eaten by the exchange rate, so position caps are set by a currency stress test.
- Withholding of 25% (statutory for non-residents; treaty relief case by case): the indicative in-hand basis already counts it; the peso and the withholding are this entry's two fixed leaks.
- PSE liquidity is thinner than the region's large markets: stage entries and exits.
Basis: this site uses full-cost net returns only — income minus vacancy, management, maintenance, taxes and insurance, then financing interest, with entry costs in the denominator. See the methodology。

What we have not verified yet
The following key figures have not yet been verified; the reason is noted for each item.
- The Singapore–Philippines treaty rate as applied to REIT distributions: sources present it differently, so until confirmed case by case this site gives only the indicative derived range (5.0–6.4%), never a single in-hand figure.
- DDMP's latest distributable-income coverage follows its most recent Form 17-A; this entry names it as a one-line caution, not a per-name conclusion.
FAQ
- Between 6.7% and 8.5%, why is the lower one the core?
- Because the yields' sources differ: AREIT's 6.7% stands behind near-zero gearing, core locations and a full infusion pipeline; FILRT's 8.5% stands behind a beaten-down price plus infusion annualisation, on assets in a weak segment. Yield is an outcome of price, not a proof of quality — this site's standard for choosing a core name is the yield's cause, not its size.
- Are property-for-share infusions the sponsor emptying the listed vehicle?
- The mechanism itself is neutral: the REIT issues new units for the sponsor's mature assets, and DPS thickens as the assets arrive — whether it empties or feeds depends on infusion pricing (are appraised values fair?) and asset quality. This site's method is therefore to read each infusion announcement (price against market, occupancy and lease profile of what arrives) rather than to judge the mechanism itself. Ayala's pipeline is this sector's largest asset and its largest single-point dependence.
- Against Thailand's industrial REITs (entry No. 31), where does Southeast Asian money sit?
- Thailand's FTREIT is the organic-asset type (90.6% occupancy, an 86% renewal rate, distributions of about 6% that are all rent); the Philippines is the infusion-growth type (higher yields, dual exposure to the peso and the sponsor). For certainty of current rent choose Thailand; for yield and growth choose the Philippines at discounted sizing — placed together, the two entries complete Southeast Asian REITs' two species.
